Welcome to our annual report. I hope this finds you well.
Our focus has been on being transparent and doing more to put customers’ needs first. In this report, we look back at the past year, highlighting our priorities and targets, and how we performed against them. We hope you find this report interesting and useful, serving as a handy guide to what we do and how we can help.
We want to give you a good overview of our work across the organisation and, most importantly, the different ways we can support you. Our top priorities are keeping you safe and secure in your homes, ensuring your homes are well maintained, and meeting the standards that both you and we expect. Over the coming years, we plan to invest as much as we can in your homes because we know how important they are to you.
We are also very aware of issues like damp and mould that need to be fully addressed. We recognise the need to improve how we handle your complaints and involve you in how the organisation is run. Please get in touch if you have any feedback or if you’re keen to get more involved. We would really welcome your thoughts.
We are working hard to be a good landlord for you. Thank you to all our customers, teams, partners, governance members, and volunteers for your contributions to our service delivery over the last year. We really appreciate it.

The past year has brought significant changes. At Bolton at Home, we remain committed to providing the best service we can. While we may not always achieve this, we are keen to learn how we can improve.
Some of the changes have been driven by the Regulator of Social Housing, which is increasingly holding us accountable. This, along with the enhanced powers granted to the Housing Ombudsman by the previous government, reinforces our long-standing focus on and commitment to meeting our tenants’ expectations.
One of our key challenges is ensuring all your homes meet a good standard of repair and that our investment in home improvements keeps pace. We are dedicated to maintaining these standards and sustaining our investment in green homes. We also know that many of our tenants are concerned about fuel costs, and we welcome any measures that help keep our homes warm.
We want to work with more customers to find out how we can continue to improve our services. Our strong Operations Committee reviews a range of our services and performance, but we aspire to do more to understand how we can improve.
The coming year will be one of continued investment, and it will be interesting to discover how the new government supports us in providing homes and opportunities to support people to build a better life.
