We are a registered provider of social housing and charitable Community Benefit Society.
Our stock totals around 19,000 properties.
As well as providing homes, we offer a range of other services. These are available to our tenants, and some are open to other residents living in our communities.
We have four subsidiary companies: R-haus, Starts with you, Maxmedia Communications and Stonecross Homes.

Our governance structure explained
Our Board is accountable to our tenants for our overall performance, with the day-to-day running delegated to management teams. Our Board sets the strategic direction and business plan for the organisation and is responsible for its delivery and our overall performance. Our Board is made up of nine members plus a co-optee.
The Group Operations Committee monitors how we deliver core landlord services. The committee is made up of two Board members and up to five customer and community stakeholders.

Our Plan 2024 - 2029
Our business plan, called ‘Our Plan,’ is a five-year plan with a 40-year financial outlook. We update it every year to consider changes in our environment, such as our customers’ needs, new regulations, cost of living, and other factors. This year, our former subsidiary, Arcon Housing Association, merged successfully with Bolton at Home to become one organisation. We’ve also updated our core purpose, values, and objectives to better align with our ethos and priorities.

Regulator of Social Housing
The Regulator of Social Housing (RSH) expects us to comply with a set of economic and consumer standards. There are seven standards in total:
Economic Standards: Governance and Financial Viability Standard, Rent Standard and Value for Money Standard;
Consumer Standards: Safety and Quality Standard, Transparency, Influence and Accountability Standard, Neighbourhood and Community Standard and Tenancy Standard.

In 2024, following an inspection, the RSH published its latest judgement on us. This judgement confirmed our governance (G), financial viability (V) and consumer (C) grades as follows:
Governance Grade: G2 - compliant
Financial Viability Grade: V2 – compliant
Consumer Grade: C2 – compliant.
Every three months, we assess ourselves against the requirements set out in the economic and consumer standards, and we report the progress to our committees and the Board.
