of homes either had an accredited gas safety check or were in the process where we legally enforce access in line with regulations and best practice (75 homes, 0.47%). All checks are carried out by Gas Safe registered engineers.

all of our passenger lift inspections were scheduled within the last six months. We were able to attend 92.31% of them on time. Due to access issues, the remaining 7.69% (four lifts) were inspected within the following week.

We’re constantly reviewing how we operate to ensure customer safety in our homes and neighbourhoods. Here’s a summary of some of the further measures we’ve taken in 2022/23 to improve safety.
- Introduced a Building Safety Team to monitor compliance, fire, and structural safety.
- Completed a fire alarm and fire door upgrade programme for extra care schemes at Jubilee House, Highfield House, and Longsight Lodge.
- Created a building safety page on our website, which contains information on keeping customers safe in their homes.
- Produced our first series of animated customer guides on fire safety, gas safety, keeping communal areas clear, mobility scooters/ebikes and other electronic devices, with more to follow.
- Launched quarterly inspections for fire doors in communal areas and annual inspections for flat entrance doors.
- Displayed posters in all blocks of flats to assist customers in checking their fire doors are safe and how to report concerns.
- Launched a quarterly building safety update for customers living in high rise properties, giving more information on our work to make high rise accommodation safer in line with the Building Safety Act 2022.
- Continued work to ensure every home has a working smoke detector and carbon monoxide detector, if required.
- Given the rise in meter tampering, we’ve produced customer information on the risks this can cause.
- Launched a new Management of Fire Risks in communal areas policy which reinforces the terms contained within the tenancy agreement and our clear communal areas stance to keep customers safe in the event of fire.
- Invested in additional Fire Safety improvements to our high-rise blocks with work currently underway at Blackshaw, Rogerstead and Fearnstead.
- Installed TORT notices to all our buildings where shared communal spaces are in place and sent out information leaflets to all our customers to increase awareness on fire safety in communal spaces.
